Our process begins with an initial listening session with the project owner to gain insight into their ideas and goals. A deep dive discussion follows to further understand current project status, budget, and time frame, so we can evaluate how best to assist the owner with a successful delivery. We review the main phases of a project that are at the core of our management services – planning, design, bidding, pre-construction, construction, and project closeout. Combining the owner’s strategic vision and our industry knowledge and experience, we then develop a comprehensive project strategy that reflects the project as a whole, and not just the individual parts. This approach also includes the development of a risk matrix to identify and define project risks, outline a plan for mitigation, and confirm incorporation into the project schedule. Throughout the project we continually track progress through team communication, field observations, risk management, budget management, and schedule control.
In addition to customizing services to meet the needs of a specific project category, we also shape our services to fit a specific client type. Business owners: whether renovating an existing space or constructing new, our role is handing all tasks required to make you fully operational in your new or improved space, while you focus on your business. Developers: we function as your on-site presence, manage design and construction teams, and can even assist with the creation of management methods for future projects. Organizations: for non-profits and faith-based organizations, we work to build consensus amongst stakeholders, guide scope discussions to meet the budget, and manage the design and construction phases. Property owners/landlords: we can assist with major repairs or renovations, provide ongoing communication to occupants, and develop long-term goals for ongoing maintenance.
Luzerne also provides professional services to architects and engineers when a local presence is needed and/or to manage contract administration, ensure work conforms to contract requirements, or handle miscellaneous tasks like permitting and bidding. We can also assist contractors by filling in gaps when needed for tasks like permitting, meeting facilitation, or project closeout.
